We went thru this problem with some farm land that are grandfather had owned. My lawyer in Butler got in contact with a firm called "Terra Nova". In are case a gas company in North Wasthington ,which is where some of the land that my family owns 1/2 of the gas/natural gas rights.They told me that they use the same firm. Let me tell you it not cheap and they went back over 150 +years on every thing.  Good Luck.
