Why would Murray Mines want to lease land for mining?

The other day someone told me that Murray Mines approached them wanting to lease part of their property for mining.  Murray intends to long wall all of the property but at the back portion, said they needed permission to get the #6 coal and wanted to lease 20 acres.  Does this make sense to anyone?  I thought Murray just went under your land and took out the coal.  I didn't think they had to lease any of your land to do so.

Any comments?  And how can you lease to the Oil/Gas company if you've already leased to Murray?  Sorry for all the questions.  I'm just stumped here!

Most of a long-wall mine is underground, but the coal has to come out of the ground somewhere. Twenty acres sounds like a reasonable size footprint for the surface part of the operation.

Thanks for your reply.  But this land runs right beside a narrow river and they are approaching all of us that have land along the river...so it's far more than just 20 acres in total.  So if the coal comes out of the ground there, does that mean that they will start putting in roads on our property to transport the coal to the main road?  I just wondered what Murray was up to...they usually don't lease land.  They usually just go under, get their coal, and then the landowner has to deal with them on the damage they've done. 

Also, if your land is already leased for oil and gas, how could you possibly lease to Murray?  I don't think you could.  Thanks for all your help.

If you only leased Oil and Gas only you could lease for other minerals. I think it would get messy if both leasees wanted to do their thing at the same time however.

I don't think it's for a drill pad.  The terrain is up and down with steep ravines.

Maybe Murray doesn't have coal rights on all of the property? Was the 20 acres a separate parcel at some point in the past that never sold mineral rights to a coal company? What state and county?

Were the coal rights ever sold on that parcel? Does Murray have the coal rights on the rest of the parcels in that area?

They say they own the rights.  I haven't seen any proof of that.

Your land? Located in what county? I'll assume Ohio.

They say they own the rights to all of it in the area.  If they approach us, I will ask to see the court documents where they own the rights to the coal on our property.  lol

I think I'll consult a lawyer.

If you did not lease or sell the coal rights yourself and it is leased or sold, that info should be noted in your property deed.
