We had a few people and will be back next Saturday with additional advertsing for the meeting.
Rates in Pleasants vary a little with the location , generally $1000 per acre and 15%. It makes no difference where you are located in relationship to the river.
Does anyone know about the leasing in Tyler County W.Va My relatives had an offer for $2,000an acre.
Be sure they read the lease CAREFULLY>
I can send them a lease for Tyler County that covers their interests at a slightly lower amount but no hidden clauses and will allow for other ways to increase the actual money received.
It pays $1850 upfront paid up and 15% royalty and 90 day DD period.

Antero has offered $3,250 per acre and 18% gross royalties with the protections for our land that you had and then some, through addenda. My group said that was too low. Chesapeake has offered to beat that.

Would these discussions be relevant to 25 acres in McElroy District in Tyler, Co.? We have had offers from Antero and Jay Bee for much less about a year ago.

My wife and I have 133 acres, and with our neighbors we have a drilling unit. Antero made an offer on our combined acreage of: $3,250 and 18% with land protections,( No foreign gas, no storage, approval for roads, wells, etc.). Union District.
I hope the word gets out.

Did you separate Marcellus, utica and Upper Davonian Shale or are they all wrapped up in a typical lease?
Also, do I need to hire an attorney or can I do the negotiation myself? Is there a place to get a recommended objective sample lease from someone that does not a motive or vested interest?
