at what point do they let you know that you are included in a unit they are drilling all around us but when will I know if Im included??? we dont own the land just the mineral rights, the land owner is a little upset with us.... will the O&G company let us know?

You have to read your lease. You should get division order papers, but I've heard, here on GMS, that some people get them after they start receiving checks.
I have a couple acres in a unit and I received, declaration of a pooled unit papers from CHK a few months ago.
I do not know how each county or State works, but in my county, Columbiana county, Ohio, the declaration of pooling was recorded in the court house under my parcel number. They were filed months before I received them.
This county has those records available online, so it maybe worth while to look your parcel up (minerals) in the court house. Another idea is, just call, the oil and gas co., and ask. A trip to the courthouse may be faster though :0).

Even before the unit is recorded at the courthouse, the O/G company will more than likely physically visit the acreage, find the locations of any old (or existing) wells and determine their status..... and photograph each well site.  Then, each landowner will be contacted about water testing.  At least that's what has been going on in my neck of the woods.

Yes your right about the water testing. I forgot about that.
I had,y water tested last May and the well was drilled early February.
I also know of people who had their water tested around the same time, and and nothing has happened for them yet at all.

Right, they usually test water 1000 feet from a wellbore and or drillsite. This doesn't mean said person is in the unit and will receive royalties though.
