Question: How to sell mineral rights or lease land

I've got a bit over three acres in Columbiana county that will never be used and I cannot sell. Can anyone point me in the right direction for selling mineral rights to this land or leasing the property?

A good first step is to find out who the neighboring properties are leased to, if at all.
