I am new to this discussion forum so please forgive me if this is not on topic for this group. I have 25 acres of land located in Darlington Twp, Beaver County that I would like to sell. I did have a lease on this property that expired in August 2012. I own ½ of the mineral rights and my in-laws own the other half. What would be a fair market value price for selling this parcel with and without the ½ mineral rights?

Well Ed, We were discussing earlier that most of the leases around that area from Chesapeake are now on inactive status. That could be for a number of reasons. I was told that the McRoberts well just hit dry gas, and we all know how depressed that is for now. It could be because there is no infrastructure there yet. Some believe CHK is trying to sell their leases, but that is just a rumor. That will depress the price of your acreage for now, but don't give up hope. If there is any way to just hang in there and hold onto your acreage, I would, if it were me. They are drilling down Cannelton Road on the state game lands now, so that is a good sign.
Where exactly is your property located? You can private message me if you don't want to reveal that publicly. I heard that they are having trouble getting ROW's out that way because CHK is offering pennies on the dollar. All this tells me that they are just waiting for prices to go up. But today the EPA slammed new emission regs on everything to start soon, so that should also depress prices. Is this just land, or is there a dwelling on it?
