information gathering stage

I had jb oil approach us with a lease. I'm looking for guidance. My net acreage is pretty small but I would still like to make a good deal and also not sign a bad lease. How far can I go in terms of the paid up lease and royalties? How much of the lease can I change? Can I shop around for other companies to lease?

Make sure you allow no deductions to be taken to get the gas to market and no less than
21% royalty. Just a little advise.
