Lawyer for lease negotiating

Hi,

I have less than 10 acres I'd like to lease in Belmont County, near Belmont in Goshen Twp. I have received a standard lease from Rice and need the help of a lawyer. 

Can anyone tell me some who you've used in the surrounding area and what the fees were? The only one I've checked with is not local and wants $1250 for review and making suggestions and a 30 minute consult. I can't come up with that kind of money right now so I am checking around to see what others have done.

I used David Bennett in Cambridge to review my ROW with MarkWest.  His rates where very reasonable.

I have used Emmens and Wolper. They worked with the Smith -Goshen group. They did my dormant mineral recovery as well. Gas and oil is what they do.

E&W was actually the one I checked with that wants $1250 to review.

Can anyone tell me what a normal range of fees would be for review? I think this seems like alot but am sure they know what they are doing. They have been recommended to me by more than one person.

Call David Bennett and ask him what his hourly rate is.  I think it was $200 an hour.

I have an email into him in Cambridge and one other in St.C.

One in Wheeling wants 5% of the bonus or $300/hr, which works out to be more than what E&W said.

I used Craig Sweeney at Yoss Law office in Woodsfield, Ohio - he charged me a flat rate of $ 500 and I was very pleased.
