SO I have three companies interested in the land...waiting for offers in writing..got a great lawyer, pretty freaking happy with the discussions so far...if anybody has a question...shoot..

Which companies and prices. Where are you located in Greene County. We have a lease in Perry township
Rice, Cheasapeak, and tanglewood..all are intrested in our land..see post below for amounts :)

I'm curious as to what is being offered by the oil companies.   We have a leasing agent we're dealing with, but haven't signed anything yet.
I sm waiting on it in writing, my lawyers have met with them and they want the property but I have not gotten the offer in writing yet but believe me I am going to post it as soon as I do...but I will tell you this we told them  NO LESS than $4000 per acre and %18..so even after that, they said ok well let us type it up...and their not dicking around with us either, they already have a good relationship with our lawyer and he knows they arent just talking...

I received a letter from JJK Mineral Company informing me that I was heir to  a portion of assorted gas and mineral rights and they would happily purchase those rights from me for $15,000. I declined.

 

It looks like I have, indeed, inherited those rights from my paternal grandmother who died in 1958. I have talked to several landsman in Waynesburg and did not feel comfortable with the information I was receiving. 

 

I need to run a title search in Greene and Fayette counties, see where the parcels are on a map, find out if there are any more out there, see if neighbors have leased, and then go about leasing what I have. I have no idea how to do any of this or who to talk to find out how this works. I live in California and have no money. Where should I start, who should I talk to? I'd be grateful for any help you might offer.

HI I will be glad to help..ok do you have  deed or what WRITTEN proof of what they are claiming you have? its not good enough to have them just tell you... in your case I think you should get  lawyer to help you and I love my lawyer, he has helped us a lot.  He has gotten us the offers, and done a lot of other stuff, too much to list but we had a lot of "cloud on the title".  He will talk to you for free you should call him and tell him your whole story, I am sure he has someone that will search it out for you to see what you have infact, he may have the gas companies that are looking at us, go dig for it and that will cost you nothing and if its there, then the gas company will make an offer for it, if they want it.  I know you really need a parcel number..so if you want to you can email to me all the info you do have for sure, like do you know the land owners name, do you have an address, do you know what township it is in?  I mean anything you have willhelp them and me try to identify it for you.  I am pretty good friends with the lady, mrs. jackie in the tax assesors office in Greene county but she will need something to work with to find out what there...like a name, I have huge maps of all the parcels in my  area and I have already identified the land owners and mineral owners all around me and then some seriously, I worked on that crap for months...so email me here or at bellashelle@gmail.com and tell me  a little more info and I will help you if I can :)

I just received an offer from jjk Mineral company to buy mineral rights on land that I inherited from my Mother and grandmother...we own 1/5th of the acrerage...they are just a land company buying up land with old leases on it that EQT has and will then sign new modifiy leases with EQT worth big, big bucks.  I talked with two attorneys about them...they are a very new investment group...formed in 2010.  My attorney said whatever I do, don't sell them the mineral rights...

 

Just wondering...maybe you might be one of my relatives that own the other acres in this land in Greene County in Morgan TWP...

You should get a copy of the lease that was signed for it in the 1900's..jj Mineral cant do anything, that you cant do on your own girl, call them up and ask or demand.. Check on the EPA website and see if it is a producing well, if not..you may have a good chance of getting out of it... see if they ever released it going all the way back... I know EQT does drill but you should look into how much land they have a round you that's going to be the way you can tell if they are doing something sooner rather than later.    Also from what I understand anyone can file permits and keep them active forever.  I checked the EPA website and I have seen permits to drill going back to 1986 and then no other activity.  You should get all of the deeds that transfer your land from one person to the next, sometimes it would say ONCE this lease expires, the rights become the land owners rights.  I think if you become a squeaky wheel if you will(haha) they might just do anything you want to get you off their back .. :) good luck if I can help in anyway let me know...
Patrick I will be happy to help you. I have leases in Greene county and in Monongolia WVA. I have contacts etc for attorneys and land men which you will need. Contact me off line at hedwards48@etcmail.com. Don't do anything as far as spending money at this point. The gas companies will do that work for you as far as verifying the ownership.. Most importantly is you need to know the exact locations. We had a very similar situation come up out of no where in Pennsylvania and received a lot of money just because we were careful and knew what we were doing from previous dealings in WVA.
We're in Springhill as well, but no drilling going on according to Dale Prop. Serv.
