New user .  Posted in general area first.  Anyone have any information on what the fair leasing price for creating a freshwater holding pond on 18-20 acres, 10,000,00 gallon capacity  might be?  Located in northern Butler County.  Any info appreciated.

Others may have different perspectives, here is mine.

I would view this a rental or lease, just as if you would rent or lease to any other person or company that came to you.

So contacting a reputable real estate attorney may be your best course of action.

The folks from the industry will balk at this approach, but do you need them or do they need you?

Thank you Barry . Have already leased G&O  rights and felt land surface should be worth much more. Thought perhaps someone else had offers or  knew someone that had been paid for same.

lot of questions need answered .....how long is  the lease for.......will the land be returned to original condition.....will there be money paid for access road row......where will the water to fill this lake come from .....if the water is coming from your land will you be paid for water  usage......if you live near  pond will you be compensated for truck traffic 24 hours a day 7 days a week dirt dust and noise  Like BARRY said U need a  llawyer to review any and  all contract before u sign anything

Thanks Mike . They are wanting 5 yrs. with 5 yr option. Land to be returned to original . Water coming from river  to be piped . Just wanted a general idea of monetary worth as think they are not even in the ballpark. Lawyers seem logical idea  until you deal with them also . lol

How much does a surface lease in your area typically cost?  How much does surface only property cost?  There are a couple starting points for you.  Also must take into account points made by Barry and Mike below, such as type and frequency of use, noise, road access, returning surface to original state, etc.

18-20 acres seems really big for a 10 mill. gallon pond.  Maybe thats the total area of disturbance, a lot of area either way.

Cindy, my lease clearly states  $5000 an acre for no more than a 2 acre holding pond. Jefferson County Ohio.

Thanks corvette- is that a yearly fee and for how long ?  Think they are trying to low ball on offer and very little out there on holding ponds.

Cindy, The snyder companys own property behind balls beer distributor on route 38. Edgemarc just finished building a holding pond on that property.  They are shrewd business people.  I don't think you will be able to get any more then they got in there agreement. If i was you, i would go to the butler county recorder of deeds website, and print off the agreement that edgemarc gave snyders. Then make sure the one they are offering you is as good as that one. Use the instrument  search, then enter   201410170025052. Looks to me like they got $5000 per acre plus $12,000 per year, and a few other things. Hope that helps.  BTW, what township are you in?
