Land value Clara Township Potter County Pa West Branch Fishing Creek Road

Hello all, 

Could anyone help me out with the possible value (leasing of OGM's/per acre value) of my 250 acre tract in Clara Township? I formerly leased it to Guardian Exploration...they sold out and the company they sold it to stopped lease payments. Guardian had leased it for 5 years. They sold three years into the lease. I was wondering if any of the companies are interested in this area of Potter County. Any and all assistance will be truly appreciated!

PGE was leasing a little south of there a couple years ago, but they didn't think that their initial Utica test well was worth completing due to low gas prices so they pulled back. Unfortunately there's nobody else leasing or drilling in Clara Township these days. This area does have some potential for the long term, but you will need to be patient. Guardian was a really bad operator, so you should be glad they went under.

Thanks for the info Jack.  My wife has been leaning towards selling the entire property but I am trying to convince her that it will pay off in the long term if we keep it.

It all depends what the price is - if someone offered you $3,500/acre I'd sell, but if the best you could get was $500/acre I wouldn't. The range of possible long-term outcomes these days is pretty large. If the anti-gas movement keeps growing, none of these rights will be worth anything eventually. But if society realizes that gas can replace coal quickly and cut greenhouse gas emissions substantially, drilling could accelerate. It's all up in the air right now.
