What kind of lease offers are out there currently?

This board has been pretty quiet lately, what kind of lease offers are currently being offered? What areas are they leasing? What companies are leasing? Natural gas and oil have been quietly sneaking up to prices not seen for awhile, activity should follow I believe?

Just a got a lease offer for a 1/10 interest in 85 acre tract in Tyler County WV from JB.  $3,500 per acre bonus, 15% royalty on gross production- " exceptinh a gathering rate..., constant flow of product, and any fees associated with an increase of the ultimate price realized for the products sold" and $700 per acre/year delay fee.
