someone had posted a link a couple weeks ago wondering why Tappan and Atwood were not leased.......I spoke with the MWCD last week and asked if they had any leasing plans.........they told me that they are currently close in negotiations on Piedmont and expect to have it leased by spring, and then they are moving directly to Tappan and they think it will be leased around the end of the year.

he also mentioned that Atwood is nearly entirely held by production from older wells.

who would u go with, if u had this much contiguous acreage?

A proven UTICA lessee?         A major, like CHEVRON?

the Piedmont lands set in full draw of HESS and Gulfport, yet the boys from Rice Energy have a great relationship with a large surface owner to the south of the MWCD lands, which  becomes a huge factor under the current lease language, kudu's to the private landowners that border this public land,as to where to place the actual pad sites.[$45,000] location fee.

Now that this play is evolving, the lessor, MWCD- can pick the best operator, instead of being in fear of missing out, the ball is in the lessor's court.

I may look at EOG and their process, seems they have better results per stage.

No hurry Mr. Hoopingarder and staff.     I hope u have hired a qualified marketing agent.  Remember the 6500acres and the $2500 bonus consideration on Clendening Lake  was 3 times higher than what your 1st offer and local attorneys told u to take.

Market value on Piedmont is $7000 and up at a true 20%gross/gross royalty. Or I guess they could sell 50% of this acreage at $17,000 unleased or $10,000 once they receive the $7000 or better bonus consideration.

Bottomline is, MWCD can re-do the shoreline,  put in a new launching ramp onUS22, create a swimming beach area, build lodging facilities at the marina, put in the needed steak house with a TEXAS FLARE and maybe even resurrect the US HANNA, for display.  While they are at it, they can sell some water,with all proceeds going into the new public water and sewer project for the private  homeowners and spur the growth of WESTERN HARRISON, EASTERN GUERNSEY AND NORTHEAST BELMONT COUNTIES.

by the way, I personally would lease individual parcels, based on the location to leasehold. For instance on the northwest corner, I would lease specifically to Gulfport the acres that would fit into the Milliken, Clay and  Stout units.  The pads are already built and ready to go for quick drilling to the south.  Just a thought.

they could do the same at Tappan with CHK on the Henderson South, Addy and Kidd wells.........these pads have NW laterals only - any SE laterals would be on the MWCD,

all good points..........while talking with a CHK landman about unrelated acreage, I asked and she stated that CHK thought they had the best chance at Tappan and she said it looked like GPOR would get Piedmont...........but she may not really have a clue.

i never thought about EOG - now that they are here, they may be the preferred driller - hell, i would consider leasing to them with lower bonus (if i knew they were gonna do the drilling).

but i wonder how tough it would be for a new player to actually drill one of these lakes......if the MWCD has no drilling clause (similar to the other lakes) then it may be pretty tough for an EOG or AEP to be able to find enough pad acreage around the lakes that is not already leased up..........to Marks point above, Piedmont area is rich in GPOR and Hess...........and i'm pretty sure a bunch of Tappan area is saturated with CHK.

then again - maybe GPOR, Hess or CHK would be happy to have EOG place pads on their leaseholds..........................although it would seem that would take a whole lot of behind the scenes effort to make somthing like that work.

Redhill holds a lot of land around Tappen

We are one of the sole property owners to the south end of lake. MWCD borders us to the north and north east sides of our property and Egypt Valley Wildlife borders us to west, south and south east. Should be interesting to see what happens with piedmont area and where they would decide to drill.

Yes leased with Gulfport. I think the biggest obstacle in our area will be infrastructure. Not sure if they would eventually allow pipelines to cross the Egypt Valley Wildlife area lands around us or not. Same with The MWCD lands. Seems to be a prime area with all of the Gulfport & Hess wells being drilled west, north west and southwest of the MWCD & wildlife areas and our property.

agree it should be prime..........i would think they would allow gathering lines in these areas..........they are even allowing pads in some instances on MWCD land.

Should be interesting to see what happens around the lake in the upcoming months. Sure seems as though the piedmont lake region is center of a lot of drilling activity in the past year. Hope the MWCD spends a lot of the lease money on improving their lakes and facility's. Such awesome lakes that could use a little TLC.
