 I have read pages upon pages of discussions from this and other counties and no one is talking about the elephant in the room. Nat Gas hit another 10 year low today at $2.19 so although there may be some rare exceptions, the idea of signing a lease into this market is akin to selling all your stocks the day after the stock market drops 60%.No company, Shell, XTO, REXX, etc. will be offering anyone, any kind of sign-able lease any time in the near future. Why everyone needs to understand the importance of unit size.

The function of units is to let producers tie up the maximum amount of property possible as HBP, (Held By Production). Smaller units force companies to fully develop what they lease. Example: A vertical well according to most experts will drain roughly 40 acres once fracked even though most producers will require 80 ac to be held by a vertical.
