I've been offered $40/acre and 15% gross in royalties, 3 or 5yr lease.  This was offered by Enervest. They own most of the existing shallow vertical wells in the area (Greene Township).  They supposedly are going to drill 2 Utica vertical wells in the area. Alot of the properties are held by production and the pipelines are in so they won't have much tied up in leasing.
