Is anyone aware of landowners organizing in Harrison to facilitate negotiations?

Thanks Dan thats it!  I would like to know how your group is going?  I would like to find out what your group is negoitiating and what addendums your after.  I should probably attend one of your meetings, but let me where you guys are at there are a group of us exploring all options.  I think you still have my email.

I recently spoke with an ALOV representative  who stated " We are presently taking names and acreage info from people. We are trying for a minimum of the Group A and B Lease terms but we are not making any guarantees as to what we can offer at this time."  The ALOV contact number is:  330-337-3100.

Hello landowners,

 We had a good kickoff meeting for Phase 2 back on May 7th. This initiative greatly depends upon everyone spreading the word to your friends and neighbors.   Recent developments:

 

  • I have been in touch with the leadership of other landowner groups, and had some fruitful conversations.  Sharing information among landowner groups is very important to our negotiation efforts.  If anyone or any group has a landman telling them to keep their offer a secret, that should be a warning sign. In many cases they say that because they don’t want you to realize how much better of a deal you could be getting somewhere else. I encourage any landowner groups who have not contacted me to do so.  Whether we combine forces or just share information, it is still more beneficial than working alone.

 

  • Remember that a “better deal” is not just referring to the dollar amount of the signing bonus and the royalty.  The lease document itself is just as important, and should be scrutinized carefully.

 

  • Even at this early stage of assembling our acreage, I have been approached by a gas company interested in working with us, and am aware of another company that is interested as well. I will have more information on that at the next meeting.

 

 

  • Recent problems with Chesapeake wells in Pennsylvania emphasize the need for royalty owners to join together in their own regions to make sure that not only that drillers are being held accountable for mistakes, but that these kinds of damages never happen in the first place.  HCOLG plans to be an advocate for landowners as gas production Any of you who are now already leased but have never joined HCOLG should consider doing so for that reason. The sign-up sheet has now been updated to include those who want to joing HCOLG as royalty owners, and can be accessed by clicking here.

 

  • The second horizontal well has been permitted in the county by Chesapeake.  More information on that and when more permits are coming will be discussed at the meeting.

There are many landowner groups in Harrison, the 1st was formed in August of 2010.

 

Several have signed with Kenyon,which ends up with CHK and of course Gulfport purchased 3 groups,CHesepeake has put together deals with ALOV-OVL-and others and most recently Rex Energy has entered the group signings in Harrison. All signed direct to the driller not some snake salesman.

the group I belong with has signed over 22,500 acres withanother 4100acre group ready to bid out.

Harrison county was the reason we are at $2250, not the SO CALLED LIE OF 1840

We're having another informational meeting to explain landowners groups and talk about the current status of leasing in Ohio. Also at the meeting will be Bill Williams representing the Canton law office of Krugliak, Wilkins, Griffiths & Dougherty Co., L.P.A. (KWGD), where he specializes in oil and gas law. Attorney Williams has successfully negotiated several group leases over the past year containing landowner-friendly terms very similar to the ALOV lease and compensation equal to or higher than ALOV.  He will speak from his experience about gas leasing issues and describe the latest landowner group he is trying to assemble. If you have any questions contact Dan at dellis@hcolg.org. What geographical area is KWGD representing?

I believe it could end up being multi-county, as in Guernsey, Harrison, Jefferson, Carroll, Tuscarawas.

Yes possibly.  If you have acreage in Belmont you might also consider contacting ALOV, because I think they are helping out a group that is forming in Belmont.  In fact someone emailed me and thought they were even having a meeting the same night as us tomorrow night, but I haven't verified that.

Last summer, when I first became aware of the gas play in Eastern Ohio,  I asked partner from the Columbus firm of Vorys, Sater, Seymore, & Pease LLP to give me a recommendation for a good mineral attorney.   Vorys represents only large drillers and recomendation he gave was Bill Williams.     I think this could be an informative meeting since Mr. Williams has a abundance of knowledge and experience and specializes in the gas and oil industry.
