anyone have any idea as to the current damage compensation rate. The gas company wants to put a ROW across the property and wants to pay us damages on a per/foot basis, i was wondering what the current market rate was.

I would like to know that as well. Was offered $15 per linear foot but also $6500 and acre. I don't know how this works out though.$6500 an acre was also mentioned.

 They are actually the same #. 43560 sq ft/ acre divided by 100 foot disturbed equals 435.6 lineal feet times $15 = $6535.

 

 

Thank you for the clarification. We have approximately a 1300 linear ft ROW at 50' width. This is the first offer. Has anyone ever negotiated to be in the production unit (abutting property property is in it) of/from which the gas is being piped?
 They pay you based on a 100' width. 50' ROW + 50' temporary construction width.

With R-O-W's you need to be very careful where it crosses your property.  Sometimes you lose more value to your proprty than you gained by signing the easement for $x.xx per linear square foot.  This usually doesn't happen as severely when they want an easement along property boundaries, but if you allow them to transect your property, all kinds of problems can occur.  I am a real estate appraiser and have done several of these for landowners who are concerned about the end result to their value.

If you are a hunter and they add this road rember you can not shot across it

 It's a gas line right of way we're talking about, and while you can't erect structures on it,you can sure shoot on it and across it! And it's not a road despite what some people on 4 wheelers think!

Ok I thought it was about a road.

I was just aproched about 1 across my land and it would have cut it in half.
