Nothing, Bob. Anyone else out there have any word on the status of the "deal" that was
announced last week in his e-mail.
Lensman is still signing anything over 10 acres in York and Washington Townships, Belmont County until January 6th.
I hire a realtor to sell my house and she calls to let me know that an offer has come in and she would like to come over next week to review it. She doesn't come, doesn't call or e-mail to explain what happened to the offer - silence. Okay, maybe she is very busy and just forgot. But wait, this is the fourth time this has happened. Honest communication is the lesson here.
Keep on lying . I don't know Leads . You still haven't told us what you do other than quite others . You are the mystery cobra with nothing to offer but you being right in your mind , let time show your agenda .
You cobra started the name calling and i'm not going to let you getta away with that ,
look back at your post calling me " Sargent Shultz" from Hogan's hero's , I quess that don't count . You drew first . All I tried to do was share what I could and I bet if you asked many people were glad to hear some words of encouragement and things were moving rather than the JUDGING you have chosen .
Well let me set the record strait I have just pointed out a few of your lie's again that doesn't count either right .
I came to teach and inspire and bring hope , what do you bring ? as for Des you would have to take up your beefs with him .
You were following him for some time and i'll bet you learned a lot but you wont admit that . I'll bet if he comes up with a good offer you would be the first in line .
I will say I MAY HAVE BEEN WRONG about the attorney groups , I understand why they didn't share any of there info because how you are so quick to trash anyone who has info and a snag comes up , it happens cobra that the facts when stakes are so high .
In closing a lesson you might consider is don't burn any bridges , you may need to cross one of them !

You accuse me of a lot of things but what are you bringing to the table , burning bridges over and over .
You better hope that you don't ever need any of the people that you are trashing .For some one who has what seems to be NO experience in this business you sure play like you do . As for me I take my advice from the people in the business and from hands on experience .

Are they signing letters of representation or actual leases?
@ Thomas Hall, Tom they (lensman) are actually signing leases, the binding agreements the rabble rousers were talking about is the letter of representation, You will need to sign their letter of representation before they show you the deal. Which makes sense the intent is to prevent people from seeing the deal who & how much then going direct to the company & they don't get paid. You can sign the ltter see the deal and then turn it down & not owe them anything unless you sign with the same company at the same offer. Hope that explains it & helps! Thats for Belmont county and I assume the Townships Physcosid named.

I have also heard that you may be able to join the EMLO group in Monroe county through Lensman, If your tired of the ___________, I heard they were creating a subgroup to go along with that group, they have a set time line. What I understand they extended to help the ILG people in that deal that seems to have died but I assume if your in Monroe can get in. Their number is 330-497-8274, Melissa or Dan
I don't want to argue either Sa , I just wanted to share my experience as others did for me over the years . I will tell you this the shallow production does pose issue to those who don't own there shallow rights little to no sign up fee's but they will receive there 12.5% royalty and house gas so long as they don't plug the well , if they plug it you still have the stated amount of free gas that they will have to pay you .
I really can't say much more due to trouble makers .
I think that's good news that Des told you , it will happen :)
Cobra/Ridgeman - When you sober up delete the arguments so we can return this site to its intended purpose. There are many legitimate landowners out there who want communication from Des about the deal that was announced in his last e-mail. I appreciate the call that was made by SA Frank, but his explanation is not sufficient. Most of us have been patient for months and are willing to wait but we need honest communication in order to trust the process.
A couple observations - Des has never been great about communicating regularly with his group. On the other hand, this business requires patience, lots and lots of patience and I suspect during the times he has been quiet, nothing was changing. Anyone who does not possess that patience quality in quantity should sign the first deal they see and move on.
Please accept my apology all , I didn't take being called a liar and being bullied around and called names to well and acted like a child .I will do what I can to help everyone .The stress of this process is taking a toll on all of us .
