Hello folks,
I just got a letter from Caffey Group in Ft. Worth, TX, asking if we are interested in leasing our land in Sandycreek Township. A quick Google search shows news of a lawsuit against them in TX. Anyone know anything about them or anyone else been contacted by them? The letter references the Utica.

That sounds rather uneventful...for what it is worth, I'd be very leary of anyone that won't reveal contract terms when asked. Good luck.

I'm not intersted in Chaffery, Just passing along info. I do belive their are some good offers in Venango county. Thank's anyway.

Permalink Reply by owner on February 6, 2012 at 11:12am I recieved a phone message from this group last week. They left a message on my answereing machine saying they were intereseted in leasing some acreage I have in sandy creek. I have not returned the call, but I probably will.
Just talked to a man from Caffey, and they are offering $2500 an acre and %15.

Yes some details please, their letters are all over Mercer now, some friends on Scrubgrass Road got one. A letter but not an written offer. Was the offer in writing??

Our property is between Emlenton and Clintonville and the land man was in Franklin and was offering 2500 and %15. I did not ask if this was for total Shale or Shallow gas.
Permalink Reply by owner on February 16, 2012 at 3:30am Caffey Group called me again last week about leasing my sandy creek property. This time I asked what their off was. They said they are offering $2250/acre and 12 1/2% royalty. At first they just offer a dollar amount, try to get you excited about a nice number! They "said" that they are not leasing for any specific company.

Firm offer, not willing to negotiate; however if you retain your mineral & O&G rights above the Utica, then the price goes down to $1000/acre @ 12.5%. I say a hold out for something better to come along. Let me know your thoughts.
