Recent offers are at 3500/19% in parts of the county I here.  Tri county landowners is one that is offering.  Also Adapt Energy is 3400/18%   I think this is great news for us!

I would hope that things have changed for the better.  In 2009 we had the initial contact with a landman that offered $200/12.5/5yr with a boiler plate lease.  By not getting excited and doing our homework, we joined the Fryburg Group and ended up with a much, much better bonus and a well written lease.  With all of the information being published about leasing, landowners should now be a bit better prepared to handle their initial offers as compared to one or two years ago, and the companies should know not to mess with those that are informed.  Nevertheless, the landmen work for the companies, not the landowners.

Chesapeak is 17 tops. You are hyping something that does not exist. No one is going to offer 3500 and 19 %. let alone 3400 and 18%. If they are anyone that has any acreage would be lined up. Have you seen the lease? NO, once again, more hype. I am going to an informational meeting@ Saluskys Hall on Feere Road on March 8th at 7 pm to see what this MJMenterprises is all about. yes, but no one ever produces leases and pay stubs. Sorry this is another extreme case of

 

HYPE.  They have no track record, no one has heard of them and if you sign then they will hold your lease until they realize... Whoops we can not get that amount... Sorrry. GET the FACTS.

 

Dont be surprised if the offers surpass the 4000.00 by summer.  If you have what they want,  They will pay!

I understand Caffey Group (Flip to Halcon) has made payment to folks in Venango County!  Thats Great news!  No Hype....

Exactly. Where are the leases and terms? What is this a marketing agreement. How long have they been in business? What is the reputation of the company. Both seem to be flippers. Do your home work, ask questions and have an oil attorney look at the lease.

You may have got a lease and good percentages. great for you. The rest of us would like to separate the HYPE from the B.S.

You may find in 6 months you have discovered that you came out on the short end. What I would like to do is get all the infornmation possiblto make a rational decision, I will howver not act  negativley toward my fellow members.
