i SO agree.

i'm REALLY gonna think about it. my wife & i don't like where they want to put it.

with all the restrictions i'm gonna try & move it.

they really should be paying more for this right of way, imo.

Frank, completely agree.  We were okay with where they HOPE to put the pipeline but if they can't make it work b/c its close to a creek & may have protected grasses, etc...if they move it where I know it would be easiest for them we are not okay with it, right through 2 huge fields.  We like our privacy & quiet home, that's why we live where we do. 

If you haven't yet...check out a discussion on here VG posted about pipelines.  It's on the homepage.   Excellent info.  IMO can't be too educated when it comes to all of this!

There are many pipeline companies currently "buying" right-of-ways in Susquehanna County, including  Williams, Susquehanna Gathering Company, Angelina Gathering Company, Bluestone, WPX, AMS, Talisman, Carrizo, Chief, and more.  Generally speaking the "standard" price per foot is between $15-$30 per linear foot.  This depends on the specific company and the landowners leverage.  The key to maximizing compensation is to properly evaluate your specific leverage.  All landowners are not in the same situation and I have seen landowners receive hundreds of dollars per foot, but that is very rare.  There are also some loopholes available at times to increase compensation by using additional work space or access roads to bump up the landowner payment.  Again, this depends on your specific leverage.

Please keep in mind that landowner focus should not be limited solely to "per linear foot" or "per disturbed acre" compensation.  Landowners must also maximize the Addendum terms to minimize impact on their property, account for specific reclamation concerns, and draft terms to require future compensation for subsequent impact.  The ROW Agreements are negotiable and must be negotiated to maximize landowner benefits.  However, what you are going to be able to do will be impacted by your specific leverage which you must evaluate properly to maximize your agreement.  If there are cheaper alternitives the pipeline company may quickly pass you buy.

Susquehanna Gathering now offering $30/ft in Jackson Township. We didn't like the location and they were very receptive to our ideas.  Meeting with them tomorrow.
