Met with a few people today with Des.  I'm not going in details on here, but i stongly encourage anyone that is unsigned to go to his meetings this week.  The first is at Union Local Tuesday night.  Personally, I don't care who brings the contract to the table or how much this person will make off of any agreement, as long as the lease is there for all of us to maximize our opportunity to capatilize on this gold mine.

Thanks for the explanation.  It makes a little more sense now.  Approximately how many people were at the meeting? 

hard to estimate....old grade school gym (small gym) ~ 50 - 75% full - 200-300 people

from what I understand, we could use any title abstractors of choice as long as we have them do the proper search.  its not clear to me yet what type of search is appropriate...i think i heard a minerals patent search, but could be wrong.  thanks for the website link, but it hard to compare apples to apples....i need to investigate  futher.  the devil is in the details....need to see how his agreement reads b4 committing to anything.   des did state specifically that the abstractors would be paid out of his 5% commission that he gets directly from the o&g co..... by the way if u know of a better way to market out land let us know, i'm new to the site.  it should be interesting over the next month or so, I heard that the state parks (i.e. bark camp, salt fork) are auctioning (end of may?) their land for drilling .....i'm hoping the prices go up up up

Bill he cant show anyting and we know it he lies so much, I don't think he knows the truth or what he does for a living, really funny how he changed his profile when we showed he was a landman & not an owner that title company making thousands a day!

Unless your title is eminently complicated it shouldn't take more than a day for a good title abstractor to get an answer.  That's not worth the $5,000 that was quoted above.  It amazes me that this Des character is still able to keep people in his grasp.  You live in a county that is is being hotly leased by several major companies yet this clown can't get a deal done in a YEAR?  He's clearly a disorganized, dysfunctional sharper.

I don't believe landowners should pay for a title search.  The O&G companies will run their own, and frankly, their word is the final one.  If they interpret a document differently than your own personal title agent, they can fail the lease.  And most legal documents are open to interpretation.

Not to mention, there are plenty of title companies rushing to cash in on the current O&G rush and throwing any warm bodies they can find into the courthouse, whether they are qualified or not.  Walk into any local courthouse and you will hear some searchers asking "Which one is the grantee again?" 

Landowner groups are a good thing, and it doesn't seem unreasonable for the people organizing them to be compensated for their time and effort.   It is insane, though, for them to charge landowners for a service that could very well prove worthless.
