Joe, your inclination that if the gov't were involved in oil/gas leasing things would be better is hilarious.  Thanks for the laugh today, and good luck!

Wait! wait! wait! How many times have you listened to ( your call maybe recorded for quality and training purpose) Yeah right. Well how about us. I want a recording in my hand now when you the land man explains to me the lease so I can sue you in civil court for lying to me. (Oh that will never happen) O you don't have to worry about that. What that means is...

Now Joe...we all are a bit upset if we have a lease that has many loopholes for the oil company and especially if our royalty isn't that much and we aren't sure if there will ever be a re-negotiation...so we hope to have production.

As far as recording the land man/person in the negotiating a lease contract or pipeline contract....I think it advisable.   Now in doing such I think it should be that both parties have agreed to such and the contract needs to indicate that the conversation was recorded with a copy to the landperson as well as the Lessor.   Now if they won't do business this way...you have to wonder?   Nowadays many are on video when doing such in business matters , grocery store shopping, etc.   this should be no different.   Most of the contracts have a clause (ENTIRE Contract clause) the last one on the main contract...making mention that no oral warranties, representation, promises have been made or relied upon by either party as an inducement to or modification of the lease...........that should have been crossed/marked out on our lease but wasn't in our ignorance of the matter.

a. What is an acre being leased for
b. Where are they drilling
c. Where are the pipelines
d. Who is drilling
