KWGD will be having a group meeting this Thursday at 6 p.m. at the Powhatan Elementary School in Powhatan Point, OH in Belmont County. They are looking to close this group at the end of the month. Anyone still looking for a lease in from Belmont County should attend.

Permalink Reply by Philip Brutz on October 18, 2012 at 6:39am The first deal with Hess fell apart. The deal with Gulfport had 100% payment.
I was at the meeting with KWGD . They say they have the coal issue under control . As far as going it along good luck on that one . Been there and tried it .I have had 2 main player's lease's reviewed by 2 different law firms and a land men that I know personally and it has flaws and leaves a lot on the table .
Don't get caught up in that a group or a law firm isn't worth it . That's foolish .
I am giving you free advice do with it what you will .
The Land men that the big companies have hired have one thing in mind -- buy it cheap with as little
perks as possible PEROID !
Notice that the new Land men lease's have no mention of the in leiu of free gas payment just to mention one thing .
The O-g companies have many landowners right where they want you .They are splitting up land groups and tying up leases .
Just beware !

No , not a deal yet . They are extending the group until the 2nd week in November .
They feel confident with the buyers that they will have a deal soon .

Permalink Reply by bo boboski on October 21, 2012 at 11:50am Me and 10 neighbors have 35 acres all tied together, willing to sign as a group, but KWGD was not interested cause they require each landowner to have at least 20 acres. So if you have less than that, dont bother going!

Permalink Reply by Finnbear on October 22, 2012 at 4:41am The O&G is responsible for the title work, not KWGD, as far as I know. Their Gulfport - Guernsey county deal from 2011 specified "No Warranty of Title" under article 25 of the lease document. I would assume they will structure this deal in a similar manner with the same or very similar lease document. They stipulate in the letter of engagement that you must have clear title or you are not eligible to participate in the first place.
Permalink Reply by Renee E. Dorsey on November 27, 2012 at 7:30am Finnbear, what do you mean by "Clear title"? So if my father in law has a deed of trust on us, then we cannot sign? Is this for any lessor or just certain ones?
Permalink Reply by Finnbear on November 29, 2012 at 11:11am No prior leases on the property, no mineral interest reservations, no missing heirs, etc. If you are considering leasing, you should have checked all this out ahead of time, either yourself or through an attorney. Basically, you need to be able to legally prove you own the mineral interest you are considering leasing out. It sounds elementary, but many who sign leases end up not owning what they thought they did.

AboutWhat makes this site so great? Well, I think it's the fact that, quite frankly, we all have a lot at stake in this thing they call shale. But beyond that, this site is made up of individuals who have worked hard for that little yard we call home. Or, that farm on which blood, sweat and tears have fallen. [ Read More ] |
