I was recently offered a pretty large some for my mineral rights, almost double what I was offered a month ago. I was wondering how many people were made an offer in Wayne Twp. Ohio and if anyone took the offer. I'm tempted, but I don't live in that area where the property is and I don't know any of the neighbors. Any information would be greatly appreciated. I have a really good lease but I just keep thinking that what if they don't drill on my property and I could lose out all together, or they will drill but it doesn't produce. I wonder if Antero has started any drilling in that area. Just some thoughts that are going through me head right now.

I would never ever ever never ever sell my mineral rights! Once they are sold they are gone.What ever you are being offred is no where near what you would get in royaltes.Plus I would never buy A home or property with out mineral rights!! !If you got A good lease I would wait it out and see what happens.To many people start seeing the money sings after they lease and worry what if, they dont hit.Me speaking for myself I think hey I got A good amount just for singing its all just A bonus to me if they hit great if they dont oh well but one thing is definant if they do hit My bonus or anyone elses bonus money is small beans compared to royalties I will get over the years and if they dont hit Hey I still own my Mineral rights and I am sure technology will be different down the road mabye my kid will benifit. But I own them! My 2 cents is dont get in A hurry wait it out Im sure you will be happy you did but if you sell dont ever complain about the price you sold for when your neighbors stop by to have A glass of lemonade  and tell you they have made 5 times more money than you sold your mineral rights for in a year..... WAIT IT OUT!! lol

Dawn:   Please see my old thread for folks that have been made offers for their minerals.  Check out the map of offers I posted yesterday and find yourself.   Lots of stories among the posts, but the main takeaway for you is that you are definitely in the right place.    You are in the "southern core" of the Utica....can you stand it?   That's why you are getting offers.   Are you aware of all the activity close to your area?  Seneca Township/Noble, Beaver Township, Marion Township, Seneca Township/Monroe....there must be 25 wells within 10 miles of you.....Antero leased the MWCD and will be drilling under the entire lake.....Their main gathering line loop runs right through northern Seneca Township, a few miles from you, and they didn't run it there just for grins.     They are bringing in 3 more rigs (will have 5 total then) and will really start drilling as soon as the Summerfield plant and the gathering loop is complete.   Every well Antero has drilled in the area is a winner (read their website presentations).   Hold onto your minerals and wait.  What's the rush?   Trade an end-of-the-rainbow payday for a pittance now?   I'm in your area and have had offers from 15 different companies.   Now, why I ask myself am I getting all these offers?   It's not going away, you will not miss it.  It's here to stay.  "You'll miss it" is BS landman/salesman/shyster language to instill fear, and designed to trick you into selling something precious for peanuts.  IMHO.

     To sell or not is certainly a personal decision. It sounds like the hiker is very knowledgeable about your area if you do not need the money. In my area I do not have a a lease so selling is a good option in my opinion. The two things I ask is can I live with the  results if i take a buy out and i am drilled on or by. Also can I live with it if I turn down 10k an acre and never get a lease. The mineral rights being severed do not concern me due to the fact that everyone in this area will keep theirs if they sell their property in the next 20-30 yrs. My thoughts are make sure you retain surface rights to negotiate in the future if you would sell. At least then you are compensated for wells and pipelines.
