Lessee-County -price per acre-% of Royalty- primary term. Informed landowners = Better leases for

everyone.

5,000 acre and 20% gross with Gulfport in Guernsey

SAME in Belmont county, Mead township - 5000/acre + 20%.

5500 an acre 20%  gross Carizzo Guernsey county 5+5 in the process

Al Raptoria 5 + 5 means a 5 year lease with an option to renew for 5 more years at same or higher price, usually 10% more

Tom, have seen 15%  renewal.   Anyone know of a higher renewal percentage than that?

Does anyone know anything about the "Market Enhancement Clause" in some of the leases?

Do NOT .. Ever .. sign a .. Market Enhancement clause!

Whoever presents a lease with a GROSS and tries to sneak in a Market Enhancement is in my opinon.. very.. dishonest!

Would you trust someone who said it's a gross lease, only to have them Deduct Expenses for "enhancing" when in fact every drop of oil and gas is processed/enhanced anyways!

Your 20% Gross lease will turn out to be half as much by the time they deduct refining, transporting, and the additional middlemen enhancement fees!

Don't be fooled.. Market Enhancement will cut your Royalties in HALF !

Don't trust the group attorney, especially when the oil company is paying the attorney, their loyalty is with the oil companies and the big money. Most attorneys have thrown entire groups of thousands of acres "under the bus" just so they could get their 5% fee or whatever their bonus is!

I personally would stay entirely away from Paloma, least if their lease still contains a clause where they're not even responsible for what they tear up! The Paloma lease I read has a $3000 limit on their liability.. really now!

If they can't FIX what they tear up.. would you Trust them on your property? I wouldn't!

If you don't understand legal terms.. get a "real oil and gas attorney" to review your lease BEFORE you sign!

And NEVER.. EVER.. sign a letter of intent or letter of engagement.. these attorney operated "sheep groups" will tie your valuable land up for extended periods of time.. when if fact they've not even come to terms on a decent lease!

Why would anyone sign a letter of exclusive right to negotiate with an attorney who hasn't even finished negotiating a decent or real deal?

Time is Money.. don't get tied up with "Sheep Attorney Groups" they'll throw you under the bus.. but meanwhile.. you'll be waiting.. and waiting.. till finally you'll give up and they'll rule you for the next 40 years if you have that long to be shut in at a petty price or to be held by production for less than you can pay your real estate tax bill!

No AD VALOREM!

No Foreign Oil!

No Compression Stations!

Do NOT Warrant Title for them!

Make them buy title insurance themselves!

And be fully responsible and liable for any and all damages!

Some leases even have clauses that prohibit you from complaining or negotiating arbitration.

And the same lease even has a clause where you're not even allowed to litigate in a court of law!

Now isn't that just Sweet! 

I can't believe the states of Pa. Wv. and Ohio haven't ruled in favor of landowners by demanding fair leases from these oil barons.. it's just sickening what they're doing to the people who sign their worthless leases with hidden clauses!

If the lease isn't airtight and straightforward.. you can't trust them! 

Don't get trapped forever in a bad lease.. they'll never let it expire!

Thank you for the strong words. So many are living in a dream world, fantasizing over how they'll spend their fortune-that-may-never-come, that it's easy to not hear or not read the details that can hang you!
