Dave,

I advised a friend with 1.5 acres to take that deal from Rex about a month ago.  She is in Forward Township beside the existing Stebbins unit.  That is the going rate.  Hard to negotiate with just one acre.  They can easily avoid a small parcel when they drill.  Of course they will come so close (no restriction on space from your border) that they will drain your property anyway.

I have seen Rex's current standard lease a few times.  Other than the deductions there is nothing really bad in there and you would have little leverage to change something anyway.

Thanks for the reply Phil.My thoughts were the same as yours. They are leasing on Shannon Rd. The well is going to be on the Backus Nursery.Supposed to be in by the end of the year.
