People may want to think twice before giving someone 8% or more plus in some cases a portion of their future royalties. This stuff can be overwhelming to someone who has no knowledge of the industry but use the resources you have. This site is very valuable to find out what the going rate in different counties and areas are. Also leasing companies will find you, you don't need to find them. And when they do see what they are really offering on here. There are also many threads on what to look for in the leases. Secondly you can hire an atty but pay them by the hour, they too will try to fleece thousands of dollars for a couple hours worth of work of proofing a lease.
Too often this is the case. I have seen a 3 page lease taken to an attorney and they write an 11 page addendum with 28 items to be attached to the lease, most of which is already covered in the 3 page lease. I guess this is to impress their client and then they ask their client if they would like them to negoiate the upfront bonus money for them. I wonder how many landowners have agreed to this but..... placed a time line on the attorney to get it done?
I agree with you Nate, let the attorney do the legal work and let the landowners make their own deal with the leasing aents/company. Things get done much faster that way!
I would be interested in hearing about lease offers in Stark County.Chesapeake has offered $500 an acre for around 100 acres.I know on the other side of the county they are getting $2000 an acre.What other companies are making offers and what is the range of offers.
where abouts do you live James. I live in the Louisville area and have been offered 1,000 for a 5 year lease.
I am west of massillon. They told me that Paris township is getting $300 an acre yet I hear that western Columbiana county is getting $2000 an acre.
