Nice talking to you today and remembering the long past we have together. As we both know only fools burn bridges and once again we cross paths. As I said today, lot of great people on this site, great landowners and we all look out for each other. Just be careful with the Con men, most here know who they are, so we'll let you know who to stay away from, most of them have no land to speak of. In any event welcome to a great Landowner and mineral owner site!

Definitely watch out for the con men in this industry.
I know of a situation where one of these con men took advantage of a retired couple and fleeced them of their mineral rights.
The couple had retired to their dream farm to live out their years. In order to make probate easier for their son they made him an owner of the property and had a survivorship deed. Well the son got into financial trouble and filed for bankruptcy. The con man followed bankruptcy filings and with a little research found the son's ownership in the far. The con man convinced the couple that they would lose the farm if they didn't do something to clean up their son's bankruptcy, and they had to act quickly or the court would take the farm. The couple sold their mineral rights to the con man to cover their son's debt for a fraction of what they were worth. (the farm was about 50 acres and they sold the mineral rights for aprox $90,000). Oh, I forgot the property was unleased so they also lost the signing bonus.
So be careful when theses slugs come calling, they have no morals or ethics.
