I know every well is different there is no way to know, but can someone give me a range of time for how long it takes from the time they start drilling a well to the point where you get royalties?   Two years, three years maybe?

Well in my unit they drilled in October fracked in April probably a few months at least for royalties. I would say average is a year or so from the people I know getting royalties

Our well paid out very quickly.  Can't give you exact time frames but drilling started in September.  Fracing followed in October.  The pipeline was being laid the same time.  We received our first royalty check in March and it included  Dec. through March. Drilled in Sept. and pulling gas in December.  We have since received our 2nd royalty check.  Still too early to know what to expect in royalties month to month.  Good luck with your well.  

Don't know for sure where the well will be.  They want to put it on my land but I really don't want it--hard to explain, but with the shape of my place and the fact that there is only one way in, which they would be using, it will just ruin it.  But we will see.  Anyway, I need to make sure that I would actually get royalties and not just a well pad.  Talking to the guy on Tuesday.  Then talking to my attorney.

Lots to understand with gas wells.  We do not have the pad on our land and like you, we also would rather not have the well on our farm.  We are in a 586 acre pool and are the largest land owners in the pool so we are fortunate.  Your concern is warranted.  The land owner where our well is located owns very little acreage.  I'd hate to have a well on a small tract of land and receive royalties on a couple acres.   

Each well is different BUT you only have FOUR Years to bring a legal action against the o&gas co if you feel aggrieved in some way (i.e. Royalty deductions, unitization, measurement, late payments ,etc).  After 4 years, the STATUE OF LIMITATIONS runs out and you are at the total mercy of the o&gas co.

Essentially, provisions in Ohio oil and gas leases are unenforceable after 4 years.  Did you know that?
