If someone is offering to buy your rights then there must be value. But as we have seen over the last few years the value of oil and gas rights can go up or down quickly.
If you don't need the money now it might be worth waiting.
I forgot to ask, have you had any offers?
I know it's none of my business, but it may help people more knowledgeable than I give you a better answer than I did.
Personally I would not sell my mineral rights and decrease the value of my property.
If I were up in years which I am getting there fast and needed the extra money. I would look into a reverse mortgage. As I understand the property and mineral rights are yours until the end of the mortgage and signed off.This way if in the future if I would come into a lease or money, I could pay back the reverse mortgage and still have my property & mineral rights.
