Has anyone re-signed ? I am into 4th year of 5 year lease and wondering what the deal is on re-signing. I have nothing going on, on my property except a sismek test

we are in the same situation as you and have heard nothing. Who are you signed with and what area of Susq are you located?

We are signed with Southwest.....We are Auburn Four Corners, close to the Elk Lake School
We are with Cabot in the Lenox area. SW just completed a 3D and Cabot is doing another one in Spring. Good luck to you.
I doubt that they will let your lease expire. There are already 72 wells approved in Auburn and 10 have started. Your trouble is like ours South Western most of their wells are in Bradford County. They have 36 approved wells and 11 have been started. They only have 3 or 4 here in Susquehanna County.

do you know of a place that I can see whats been approved in Auburn ?

 

I have a membership in www.rlstore.com costs $18 a year. He lists every well in the county with landowner name and gas company. When permit is applied for when approved. And new is well production figures from the state.

My lease was 5 years with a renewal - I signed in June 2001.  I'm just over the border in Bradford Comunty and I also have just seen the seismic testing to date.  I'm also wondering about when or even If I can start looking to renegotiate my next lease.  (mine expires in June 2011) I suspect that if I'm not identified as part of a production unit I'm free to persue the next lease (with better terms).  Interested in your thoughts.

That's what Chesapeake told us..if you don't get unitized before the lease expires....that's why they are drilling the heck out of Auburn (I was at the meeting at Elk lake and one landower put that theory forwards and Chesapeake's landman just sort of smiled and said of course we will act in our interest)..scuttlebutt is that there are folks with expiring leases in Auburn, and we all know these were signed for a lot less than the newer leases. 

 

If someone could give people an idea abotu what the rough range of royalties per acre is that would be excellent..as a royalty stream of a unitized well I suspect is more than the bonus payments at the height of things...I know we got a scam offer from some shady lookign company for $55K to sell our potential royalty stream on 11.9 acres....so I can only imagine what a royalty is worth on that land.  I tried to do some numbers based on the well next to us, but I admit I am new at this so I won't post my numbers in case I messed up the calculation.
