US Mineral Rights - Signing folks in Mon, Marion, Wetzel and Preston Co's

Just curious if anyone here has info on US Mineral Rights, beyond their pitch, which I heard this past Thursday at the Blacksville VFW. The terms that they mentioned seemed intriguing but I'm cautious as these numbers seem too good to be true. They say that for Marcellus only, a lease should command 5k per acre, 18% royalty and no deductions. This is for a 3 year lease and there would be a option for the 4th and 5th year but it would cost the operator an additional 2k per year. They commented that Utica and Burkett would be likely leases a few years later as that is the progression of these O&G operators and the numbers would be similar. I'm looking for anyone who can comment on their experience with the group. Basically, you sign on to be a member of their group for 2 years and they market your minerals to O&G producers, building units of 1280 acres and taking a 5% cut of your acreage bonus as their payment. Anyone in this forum deal with them in the past, has it worked out and what has been your experience?

Landowner groups can work well when there is a lot of unleashed land and companies are competing for the acreage.  Once the rush is over it's much harder to group together 1,280 acre blocs.  

A land group in Marshall county just sign thousands of acres. They are moving to Wetzel county. They are having a meeting Nov 20th Mollohan Center at the Wetzel county 4H camp at 6pm. No one was required to sign any long term commitment. I believe that they got a good lease for the mineral owners in Marshall county. Several law firms from the area formed the land group.

Can someone tell me how to contact "US Mineral Rights?" I did not find a website. I am negotiating gas rights in Monongalia County, and I would like to hear them say how they might get a better deal.

Funny enough, there was a meeting in Blacksville tonight but I wasn't able to attend. My dad went and said that US Mineral has a few offers on the table in Mon County, one from Vantage and one from Northeastern. Both sound like pretty decent money. What district is the property in that you are currently negotiating on? From my experience, if it's EQT, it's going to be a lower offer and not exclude production costs.
