I don't know about anyone else but it seems all offers to buy my minerals have stopped. I was getting at least one offer a week to buy my minerals here in Wills Township in Guernsey County. But I have had none in the last month and a half... What's going on? Has anyone else experienced the same. I know oil prices are down but it seems that the mineral rights are still a valuable commodity. Are they running out of money or what?

I am not held by production as there is nothing being produced.My contract limits them to 18 months shut in at which the time I am free to deal with other companies to re-lease if any are interested.The big question is what happens to the unit I am in and where is the current line located as to my property.There is no pipelines to take the gas as of yet and looks to be about 1-2 years before there is one.I have a pretty good royalty percentage and will not sign a new contract for less if offered.
Mark good luck fighting to be released from your present lease when they have already drilled you ......you will be in court for many years and spend abunch of money on lawyers......the release of your lease will not be automatic it will take a fight

CONTRACTUALLY WAS TO BE SAME PRICE. TAKE IT OR LEAVE IT.

Just remember that the per-acre price will vary based on leasehold status, royalty percentage and other lease terms, development state, current cash flow, etc. Just because you are seeing some mineral rights going for $6500/acre in your township, it doesn't mean that all mineral owners can expect the same. It really does depend a lot on the specifics of your tract.
I had an offer in June for $5000/acre that I turned down---JRS Land Co.... Today on the phone from another company I had an offer for about $7800/acre, I forget the name but it was also three letters and I believe they were in Pennsylvania. I get letters from some others in TX...Dorado Minerals (?) and one other place that I throw away. Belmont Co., OH/Leased land...less than 10 acres.
