Nexus has started offering landowners compensation for right-of-ways here in Stark County. Their initial official lowball offer to me was about $12 per foot. They have started coming back with second offers to some now. Has anybody else seen offers and care to comment or post their offer?

No. It was 50% more then their initial offer. And, no offer to change the language in the contract. It's a marathon, not a sprint.

October update:  Latest offers from Nexus are around $110 per foot divided as follows:  $85 for ROW and $25 for tile.  Their "side letter" (some call it an addendum) now has 25 paragraphs with some landowner friendly language (3 years of crop damages, no sub-easements, double ditch method, liability insurance, no release of any hazardous substances, seeding of ROW, ect.......).

I've been contacted by a couple "landowner" groups promising "up to" $200 per foot minus their fee (15-30%).

I'm still negotiating, although Nexus rep claims the offers are going to go down because they are out of money and ready to start eminent domain..........
