I have an interest in property in Gray and Center Townships, PA, and have been approached to lease my interest.  It's about 400 acres.  I am an out-of-state owner, and was wondering if anyone on here had a feel for what the going rate in that area is?

Patrick, 400 acres gives you a huge advantage for Greene county, keep in mind the bonus and royalty is only part of the equation and vary considerably on the terms in the lease. With acreage of this size you need to negotiate a short term lease with some commitment to drill, make sure to sever your depths and not lease everything when you don't need to. Last but not least, there is a lot of competition in the area. Make sure to sign with a company interested in drilling, not land holding. Hope this helps!

I own 92 acres in Greene County, and a lawyer from Waynesburg has been calling me, wanting to handle all legal issues regarding drilling. He wants 6% for 20 years. A few months ago when he called, he requested 8%, and I told him that was too much. Does a lawyer even need to be involved?

I live in Oklahoma.
Doesn't sound bad, Ruby. :-) I am totally in the dark on this, and just found out less than 4 months ago that my deceased father owned part of this property.
You sound very knowledgable, Ruby. Do oil companies usually contact land owners, or are lawyers hanging around with their tongues out?

8% from a lawyer is next to criminal. That could be millions of dollars over 20 years depending on price and production. I deal with lawyers daily from Greene county and frankly you will get more valuable information from a forum like this than most of the attorneys. Most use a set of addendums over and over and some addendums don't even pertain to their clients situation. Its funny but some of the addendums have been shared between lawyers and I almost have them memorized. A client hires them and pays big bucks or worse, an override and the same old addendums show up in the lease. And since most dont even apply they are accepted and the client feels they got a value. Now with that said I work with some good attorneys that stay on top of the situation but please don't pay for attorney help with percentages of you gas wells. Just my opinion..

I have looked at leases and offers from about five players in greene county; over the past three years....i have many of my pet peeves that i have added on also....can someone mention a good experienced mineral/natural resources attorney in greene county? I cant think of one who specializes in this area at all.....and I want to be careful as not to get a lawyer who is all ready in bed with the gas companies....i know, conflict of interests, but it does happen....YOU SAY WHEN? How about in the late 1960s when the coal railroad came through sw greene county and some said it was "imminent domain" that would condemn properties; so farmers sold at rock bottom prices...SO, I want to protect my interests and my neighbors interests....and will share with those in this forum what I learn. i did graduate, but from wg; guess i could not spell wc....good luck with your marcellus play....we will all be able to shop at walmart soon....
