Got a call today from a guy with a pipeline company asking to buy/lease permission from me to use the access road to the well pad on our neighbors property. Kind of threw me a bit and he explained the situation. This is the company doing the gathering lines on the pad and also the valves that are on the pad. CHK built a pad access road on my land and another neighbors land to get to the pad on the third guys land. He said ordinarily the land owner of the pad is also the land owner of the pad access road and no problem for them to use the road for them to get to the pad.

 

He told me there would be no construction or equipment on my land and the only thing needed was an access agreement for them to use the road. He also said they do all the work for CHK and this is pretty much mandatory since we are a third party from the well pad.

 

Any one had a situation like this?

 

BTW... his card says "Easement, Lease, Acquisition and Title Agent".

I know a guy with a well pad. The access road comes off a county road , crossed 3 properties , and ends up on the well pad.  The company doing the pipeline paid all three to use the access road even though it was already paid for when they built the wellpad.   

OK ,,, so it is normal. Any idea on the amount? He mentioned $3.00 per foot of drive way.

As we all know, the O&G industry is full of people who would like to have what you own, so never sign without first consulting someone who will recognize the Pitfalls of the documents presented to you. Cardinal Pipeline owns the Right Of Way on a large number of landowners properties and those landowners are going to find out when the 36 inch pipelines come through, that Cardinal Pipeline is the only one who will be paid for the ROW on their property. There are going to be some POed landowners, but that's the O&G business for you.
