What should the compensation be for an access road on my property (Harrison county, Ohio)? It is only about 70 feet but still it's on my property.

Is this access road where you can us it to your advantage?

Not really. The road is to be on a corner of my property. The location is out of the way.

Can you figure out the area in acreage that it covers? Perhaps you can find out the local value per acre  of what that access road will take up. Will this road be a permanent road or just a temporary fixture?

It will be permanent. 

I would try for an annual rental - or even one payment every 5 or 10 years.  They stop paying, you stop granting access.  Think about how long they will be using this land, while you and heirs pay taxes.  A few thousand dollars today is hardly fair compensation for forever access.  If they stop paying, all you have to do is erect a fence, plant trees, or have big rocks/cement blocks placed across the road.  Also be sure to tell your neighbors what you are asking for the ROW, I'm sure they will agree with you and not sell forever for a couple of dollars.

IF YOU ARE GETTING PAID FROM THE WELL THAT ROAD IS ACCESS TO THE WELL AND THEY CAN DO WHAT THEY WANT AND YOU CAN DO NOTHING. IF YOU NEVER SIGNED A LEASE. THEN TELL THEM GET OFF THE PROPERTY. IF THEY WANT TO PAY A RENTAL OR WHAT EVER YOU WANT MAKE SURE THEY DO UPKEEP OR IT WILL JUST TURN INTO CRAP AS USUAL FOR A WELL ROAD. I WOULD JUST MAKE THEM GET OFF IF YOU HAVE NO ROYALTY OR LEASE.
