My question is how do you ask for a reasonable  price for your land right of way without actually knowing the whole impact of what an access road may do to the value of your property and what is a reasonable price per linear foot.

If you are already leased they may have rights to access without additional payments.  All depends on the lease.  If not, then negotiate a timber clause, indemnification, erosion control, limit access to employees and sub-contractors, reclamation and reseeding all disturbed surfaces, and ask for at least $3000/disturbed acre.  Also, limit width, no storage of supplies and materials.

Lots of other stuff to consider so get a good experienced attorney.
