Seeking advice on lease addendums. Land has been HBP since the late seventies, but pooling limitations will have to be addressed. Have been hearing of some activity in my local area and am wondering what may be negotiated on the addendums. I understand that monies other than current royalties will not be on the table, however, I'm wondering if I will be able to ask for some things such as: no water containment ponds, no compressor stations, limited suface usage, etc? Which terms am I forgetting to address? Is my thinking unreasonable, or do I have a few cards to play? In other words...what issues are out of the question as far as the lessors are concerned when modifying HBP acreage?
Are there members who have had their leases modified recently with some pointers? I have been studying up here on GMS, and read some of the discussions but have not found an abundance of information on this particular subject.
Land is located in Muskingum County, Ohio.
