I have always wondered if it is realistic to compare what these companies buy/sell for between each other to what they offer the landowners.  It seems that there may be some things going on behind the scenes when the companies do these Joint Ventures and other acquisitions that we as land owners are not aware of, or would not be able to hold up to.  So, although these articles make for interesting reading, I just truly wonder if it is a good comparison?  If there is anybody out there that could answer that I would appreciate the input.

I think ultimately there is a deal struck for a certain amount for the BULK of the leases bought...in the percentage of share.   And then when the amount of acres is divided into the sales amount (the reported sales amount) it comes out to those high figures per acre.    But we don't know what the JV's are getting in return for their investment.   Though they may be paying out 14k per acre in a deal...we don't have the privelege to know what the return on that investment will do...they may have so much coming back in ROI that if compared to what they paid per acre it may be reduced immensely if one would look at how their investment proceeds back from the production work out for them. 

Example:  they may pay per acre about 14k to get the production into process...but if they have a return per acre of almost that ...then what they gave was nothing to them per acre as it would seem to a landowner.   A landowner though if paid 14k per acre isn't putting out the money to give the oil company any return on investment...BUT they are putting forth the land to find such and to profit thereby for all...aND they couldn't do any of it unless the landowner (lessor) was part of the scenario.
