While not determinative, that is a really interesting and informative opinion piece.  Thank you for posting!

Something like that certainly gives pause for anyone signing a lease which certifies title to minerals;  something which more than ever seems a bad idea.

In addition, one wonders about recovery litigation which might regardless ensue should a long lost mineral owner emerge from the woodwork to spoil a Lessor's otherwise happy existence.

The kind of title washing (apparently) debunked by the piece does have the advantage of clarifying and solidifying mineral titles in certain instances.  Without operative title washing, the opportunity for litigation appears, in those same cases, virtually unbounded.
