EQT Lease renewal after 10 years in Greene County, PA

I've had a lease with EQT for the past ten years. These mineral rights are in Perry Township in Greene County. They want to negotiate a new lease. Should I expect different terms? Possible drilling in 2025 or early 2026.

I would spend the money for an Oil & Gas Attorney to check all the language. 10 years ago the leases usually allowed deductions rather than Gross which is the Standard these days. Also the language 10 years ago lead you to believe that they would not take deductions. Its called a "Market Enhancement Claus". It is meant to confuse you, it did allow them to take deductions. These days they use different language.

An Attorney I used has a lower cost deal where he will read your lease and make suggestions to you and you can then negotiate the language with the Landman. Or if you would rather the Attorney do that he charges more, but still less than others I have used over the years. I loved working with him. He is very knowledgeable and easy to talk with. He is in Columbus, Ohio but I believe he also handles PA.
