Fayette County Pennsylvania...how much should I get per acre if including mineral rights?

I may be selling some land (little over 100 acres), and I am trying to get some information about how much I should get per acre...It is near the yough lake and I am including the mineral rights.  We used to have a lease (no drilling) and currently we do not have a lease.  Any information would be helpful.  Thanks in advance.
