I just found out that there is a possibility that a gas processing plant and compressor station maybe going in directly across the road from my property. I'm wondering how this will effect the value of my property.

Are there any good points ?

What are the bad points ?

no first hane experience......i have read that they are noisy and run 24x365

 

I can't see how it would improve your value.....not sure how much it would decrease it tho

Only positives would be if you have property that is also under lease, and you are looking to get produced.  If there is a compressor, more infrastructure, etc., you are going to have a better chance of getting pooled into a unit.  

 

Negatives would be constant noise, they smell, they will be doing construction work on this thing non-stop.  Once they secure compressor sites they often times max them out, since securing compression sites is beginning to be very difficult since nobody wants them.

 

Hopefully you are in a heavily wooded area, and this thing will be out of sight and out of mind.   If not, I'd move.

 

Noise lots of it. Traffic lots of it. If you need a job you can sure walk to work.......

 

I would talk to local government officials and see if they can do anything to minimize impacts such as sound suppression walls. And look into requiring a capture system that burns off any off gassing as that would minimize the odors.

 

Don't know if it is possible to restrict hours of truck traffic to say 6 AM to 8 or 9 PM so you can sleep.

Thanks everyone for the info. At this time it is only a possibility that these plants will go in, it seams as though there is a long way to go  before anything is finalized. I realize in this business things change from one day to the next. I just wanted to get an idea of what I might be dealing with down the road. I have heard that they are making changes in these processing plants/ compressor stations to make them quieter. About 2 weeks ago, by accident I  drove by one on our way to the Butler County Fair. It was way out in the middle of no where surrounded by trees, you could barely see it. I did not hear any noise, but I was in a truck and we drove pasted it before we realized what it was.

you will not have good resale value check with folks out west and texas
