At least Township, better yet what area in Twp? Sell or Lease ? Marcellus only?

Hello Aaron Rice just signed a group not to long ago for a little over 5 thousand an acre with I believe 18 percent royalties. I don't know if they would accept more land with the same offer or not.

Ok now I'll give my $0.02.

You have excellent geology so don't get snookered. I don't think you should take less than $5000/acre and 18% minimum (Utica and Marcellus). Keep rights above Tully limestone. I doubt they'll go for that so try for more money.

Chevron (CVX) and Consol (CNX) seem to be biggest players in your area (Greene). Is area area around you mostly unleased?

generally west of Washington, Franklin and Wayne is mostly similar. As you move east from that line (give or take a few miles on either side) geology changes quickly.

Move the Ohio river 29 miles east and that would be closer to what the line would look like.
