I read the posts regarding getting a Lease Termination letter when your lease expires. My lease required the company to drill one well a year until my property was "fully developed". They only drilled one well and quit so after many years I had a lawyer send them a letter telling them the lease was terminated "by it's own terms". Do I still need a Lease Surrender letter from them? They had subleased the "deep" rights to Cimerax without my knowledge or payment which of course was legal and I subsequently informed Cimerax I had terminated the original lease so therefore they were also terminated, except for the land held by production from the one original shallow gas well (about 102 acres). Obviously my purpose in terminating is so I can renegotiate as Chesapeake has drilled a real successful test well in the Rogersville Shale only a mile from me. Meanwhile the original lessor has declared bankruptcy.
