Hello all…. I own a small chunk of land (6.6
acres) in Tioga Co. PA. I thought I was to small of a landowner to get noticed
by the gas companies, but last week I had a rep from Eastern Resources track me
down and offered me the current offer of $1500/acre, 15% royalties and a term
of five years. 

My question is where do I start? With only having 6.6 acres and the price they are offering (which
appears to be firm) will it even be worth it after lawyer fees and taxes?

there is a Land owners coalition in tioga county , contact them ASAP and see what they say first

they will get you the best deal... odds are you are being shoret changed as prices are now 2500 + and 20% +
Thanks for the link, but I am down in Tioga Co. Pennsylvania, not Tioga Co. New York.... I wish the prices were $2500+ down here.
You are close enough to the fairway for the Marcellus slesae, but you are just about midway for the UTICA shale and also a couple of other shale plays..

see if you can find something close to you...
if you are close the the 5k leases, chances are you should be getting the same..
Also only pay attention tothe late 2009 and 2010 leases.. don't worry toomocu about anything before..
Based on the Geological maps I have , you are in an excellent/if not best area for drilling for sevreal reasons.. I think they are trying to get you cheap... is this a gas company or a landsman? be very careful, they are 2 seperate animals... and should be treated as such...
Ok further research puts yo uin the best possible area for drilling, what they call Tier 1 Acreage

Thanks so much for the information.... I guess I was approached by a landman who is representing East Resources Inc.

Since I only own 6+ acres can I really hold out for a better offer, if everyone else around me signed with East?

I do know that a large tract of land that borders mine has a lease with EAST; that expires in January of 2011, and no activity has been started as of yet.
Wm Robert. if they need you to fill in a unit you may be in a profitable position, being east has leases around you,they may need you more than you need them!
again talk to your land owners group... can't hurt..
Robert, Don't think of it as "only" 6.6 acres. Think of it as 6.6 vital acres that East needs to complete their block.

Also, you said their offer "appears to be firm". What I learned this past fall while going through negotiations with a different company is that things aren't always as "firm" as they say. When I stood firm on a few issues the company gave in to me (and my attorney). It could be well worth the attorney fees and taxes.
