PVR partners offered me $51,000 to put 2 gas pipes and one water line through my property, one time payment. They would cut a 100 foot path through my land and it would be permanent. I am not doing it for that money. Thoughts?

Lol royalties from what? This is a ROW, they don't work like that.
Wheelage and royalties aren't the same thing. That whole discussion never confirmed any case recently where a landowner was being paid wheelage .

No harm in trying though. If they want it bad enough, who knows.

Probably never get actual "wheelage" but may get a rental payment.

I was approached just yesterday by a pipeline landman and I threw wheelage out there. He looked sort of surprised that I knew the term and of course just said no we don't do that. 

At this point they just wanted permission to survey and said they would be back with a lease. No dollar offer yet. We shall see.

I am betting that even if I can negotiate a rental payment they will want a confidentiality agreement.  

That is where I am at, I gave them permission to survey. They made the offer to my neighbor first. They have to get across the road at some point so they will be anxious to do so. Thanks for info and let me know how you make out!

I have talked to Greg Brunton, an Ohio Attorney in Columbus. When I'm ready to make a deal with a pipeline company, Greg told me to get my best offer then turn over the contract to him. He will make an additional amount for you then charge you 30% of that additional money.

If you don't have the knowledge of all the pitfalls in pipeline right of way agreements, then call Greg and put him to work for you. There is a lot to know but there is good information that you can read plus with some coaching you will be able to deal with the pipeline co. then pass the UNSIGNED contract to Greg for him to get the details you may have missed.

Hi - My family had the help of two people for an O&G lease not too far from you - Charleston twp.- both of whom we found to be very, very helpful - that is an understatement. Greg Gass (a consultant) and Lester Greevey a Williamsport Attorney. Greg Gass spent months working closely with us to formulate the lease that my family wanted and advised from start to finish (we had many, many concerns) - this was three years ago - after this amount time I still do not think we would do anything differently. Greg negotiated the lease and once terms were accepted Lester checked it out and gave it his full approval. Greg has what I believe is at least two decades of experience specifically with pipelines in Tioga County. He is easy to communicate with and if you go to the Tioga County section of gomarcellus and ask about him I am sure several people will describe  similar, happy, experiences. Greg is on this site every now and then and I think his posting name is G S Gass - I am sure it would be easy to call him and ask him what he thinks. What we needed may have been quite different than your situation but at the very least I think Greg would have a grip on what is going on around Blossburg. Also - what Ron says about an attorney reviewing anything before signing - absolutely! A must. Good luck.
