Property value per acre with oil and gas rights

Can anyone tell me the per acre value of property in the Washington Twp. area if gas and oil rights are given, but not coal rights.

I am currently under lease with Swepi, but may need to sell my property anyhow.

What are the chances of a renewal for 5 more years, beginning in 2017?

There are a lot of Washington Townships in a lot of counties in many states.  Need State and county ID to get good replies.

Also more details on the property.  This is like saying what's my house worth?

You'd probably have a better chance selling the minerals and the surface separate.
